Sponsor Unit Co-ops for Sale in NYC

Sponsor unit co-ops are apartments sold directly by the building's original developer or conversion sponsor, without requiring co-op board approval. This is one of the most strategically valuable categories in the NYC resale market, particularly for buyers who may not qualify for traditional board approval. In my 25+ years as a licensed associate broker, I have guided many buyers toward sponsor units when the board path was uncertain or speed of closing was a priority. What is a sponsor unit?

A sponsor unit is an apartment that has never been sold by the original conversion sponsor since the building converted from rental to cooperative ownership. The sponsor can sell shares directly to a buyer without board approval, governed by the Attorney General-accepted offering plan.

What are the advantages?

No board approval makes sponsor units accessible to self-employed buyers, foreign nationals, and investors purchasing pieds-a-terre. Closings move faster without board interview scheduling. Some sponsors offer 10 percent down in buildings that otherwise require 20 to 25 percent.

Are there risks unique to sponsor units?

Buyers typically pay NY State and NYC transfer taxes (normally the seller's responsibility), adding 1.825 to 2.075 percent to transaction cost. Units may not have been renovated, and disclosure obligations differ from standard seller disclosure. Have your attorney review the offering plan amendment before signing.

Before making an offer, your attorney should pull the most recent offering plan amendment from the NY State Attorney General's office to confirm the sponsor is in good standing. An outdated or lapsed offering plan can complicate financing and title.
