Apartments with fireplaces for sale in NYC occupy a distinct corner of the market: pre-war co-ops and townhouse-style condos where original wood-burning hearths or gas-converted fireplaces serve as true architectural centerpieces. In my 25+ years selling Manhattan and Upper Manhattan apartments, I've seen a working fireplace consistently add negotiating power to a listing. Most wood-burning fireplaces are grandfathered units in pre-war buildings; new construction typically offers EPA-certified gas fireplaces instead. It depends on construction date and DOB registration. Many pre-war co-ops retain grandfathered wood-burning fireplaces, but Local Law 43 places restrictions on high-pollution-alert days. Always ask the managing agent for the fireplace's DOB filing status before closing.
Pre-war co-op stock is densest along the Upper West Side, Upper East Side, Brooklyn Heights, and Park Slope. Hamilton Heights and Washington Heights also contain landmarked buildings with original fireplace mantels that have been carefully preserved.
Apartments with working fireplaces in Manhattan typically trade at a 3 to 8 percent premium. Gas-converted fireplaces add value primarily as a design feature, while original wood-burning units in landmarked buildings carry stronger pull with buyers.
Request a fireplace inspection as a contract contingency. Many older fireplaces have not been swept in years and may have compromised flue liners. A certified chimney sweep inspection costs $150-$300 and can uncover issues before closing. For gas units, ask for the ConEd service record to confirm the line is live.
