A 3% down payment on a $500,000 NYC purchase is $15,000, but that is not the full cash needed to close.
This is where online mortgage math can mislead buyers. The down payment is one line. NYC buyers also need closing costs, building fees, attorney fees, lender reserves, inspections where applicable, and cash left after closing.
In my 25+ years working with NYC buyers, the buyers who move fastest are not the ones with the highest pre-approval. They are the ones who know the cash number before touring.
Programs With Low Down Payment Paths
Program
Minimum cash
Limit or watch item
Fannie Mae HomeReady
3% down
Income capped at 80% of area median income; homeownership education if all buyers are first-time
Freddie Mac Home Possible
3% down, flexible funding sources
Income generally limited to 80% AMI
FHA
3.5% down
580 credit score for maximum financing; upfront and annual mortgage insurance
SONYMA
1% of value, or 3% for co-ops
Up to 97% financing (95% for co-ops); income, price and property limits apply
The Limits That Decide Who Qualifies
The 3% programs are not open to every buyer. HomeReady and Home Possible both tie eligibility to income, and a household income a lender happily approves can still fail an 80% AMI test. SONYMA adds household income limits, sales price limits that vary by region, and a first-time buyer test that is waived only for veterans and Target Area purchases.
Property type matters as well. SONYMA's cash requirement rises to 3% for co-ops and three- and four-family homes, and a co-op board sets its own financing rules on top of any lender's.
The difference is visible on a $500,000 purchase. SONYMA's minimum cash is $15,000 for a co-op (3%) but $5,000 for a condo (1%). Both are program minimums, any loan with less than 20% down carries private mortgage insurance, and the closing costs below still apply.
The Real Cash Picture
Purchase Price
3% Down
Typical Extra Cash Need to Discuss
$400,000
$12,000
$15,000 to $25,000 depending on property type
$500,000
$15,000
$20,000 to $30,000 depending on property type
$700,000
$21,000
$25,000 to $45,000 depending on property type
These ranges are planning numbers, not lender quotes. Condos and houses often carry higher closing costs than co-ops because mortgage recording tax and title insurance can apply. The closing costs guide gives the detailed line items.
FHA Mortgage Insurance Math on a $500,000 Purchase
Down payment at 3.5%: $17,500, leaving a base loan of $482,500
Upfront premium at 1.75%: about $8,444, which can be financed into the loan
Annual premium at 0.50% to 0.75%: roughly $2,413 to $3,619 a year, or $201 to $302 a month
Premium rates come from HUD's housing counselor materials and vary by loan amount and term. The lender's quote is the figure to rely on.
Complete homeownership education first if every buyer is a first-timer
Income above those caps
FHA at 3.5% down, with a 580 credit score for maximum financing
HomeFirst allows household income up to 120% AMI, with its own 3% from your own funds
Budget for the upfront and annual mortgage insurance
Buying a co-op
SONYMA requires 3% cash and allows up to 95% financing
Ask the managing agent for the building's own financing limit before you offer
Buying a condo or house
SONYMA cash requirement is 1% for one- and two-family homes and condos
Closing costs run higher because recording tax and title insurance can apply
Where Assistance Can Help
HomeFirst may cover down payment or closing costs, but it still requires 3% of the price from your own funds. SONYMA DPAL may cover down payment, closing costs, or mortgage insurance, and it pairs only with a SONYMA mortgage. The right structure depends on the lender, property, and purchase price. Start with the NYC buyer guide, and use the teacher program guide as an example of stacking assistance.
