How are these reports made?
Manhattan uses the quarterly UrbanDigs report Keller Williams NYC distributes. Brooklyn and Queens use closed sales from the REBNY Listing Service, measured the way UrbanDigs measures Manhattan: median price, days to contract and sale price against the original asking price. The Bronx and the Hudson Valley counties use figures the Hudson Gateway Association of REALTORS® publishes from OneKey® MLS; the Bronx also adds every sale recorded with the city.
Why are some numbers missing?
A figure built on a handful of sales can mislead. When a home type or neighborhood had fewer than 10 sales in the quarter, the report leaves it out.
