A listing entered in both the REBNY RLS and OneKey MLS is visible to 57,000+ agents, and each system covers ground the other does not. The RLS is the core system for Manhattan and the rest of NYC. OneKey's service area runs through Brooklyn, Queens, Nassau, Suffolk, Westchester, Rockland, Orange, Putnam, and Sullivan counties as well as Manhattan. I list across Manhattan, Queens, and the Hudson Valley, so I work in both systems.
What Dual MLS Syndication Means
Dual MLS syndication means listing one property in more than one Multiple Listing Service. In the New York metro area those are the Real Estate Board of New York's Residential Listing Service (RLS) and OneKey MLS. Each has its own participating brokerages, so a buyer's agent who only searches one system never sees a listing that lives only in the other.
| System | Where it is strongest | Governed by |
|---|---|---|
| REBNY RLS | New York City, centered on Manhattan | RLS Universal Co-Brokerage Agreement |
| OneKey MLS | Brooklyn, Queens, Long Island, Westchester, and the Hudson Valley counties, plus Manhattan | OneKey MLS Rules and Procedures |
| Both together | 57,000+ agents across the metro area | Each system's own rules apply to its own entry |

Why Two Systems Reach More Buyers
An agent working Hell's Kitchen condos and an agent working single-family homes in Queens or Westchester may search different systems. Listing in both reaches each of them without anyone changing how they search.
The Rules That Apply to Your Listing
- One business day. Under OneKey's Clear Cooperation rule, a residential listing must be entered in the MLS within 1 business day of being marketed to the public.
- Coming Soon is capped. Both systems allow Coming Soon status for up to 14 days. No showings are allowed during that period, and days on market start when the listing goes Active.
- Each system has its own entry. A listing in the RLS does not automatically appear in OneKey. Your broker enters it in each one and keeps price and status matched.
Questions for your broker before you sign
- Which systems will the listing be entered in, and how quickly does each entry go live?
- Who keeps price and status matched in both?

Make the Listing Itself Work
- Photos and staging: see the home staging guide and our staging and photography ROI data.
- Specific descriptions: name the nearby subway line and what it reaches. An apartment near the 1 train reaches Times Square and the Financial District directly.
- Virtual tours: they let buyers rule a unit in or out before scheduling a visit.
- Accurate pricing: a comparative market analysis sets a price that holds up, and overpricing extends time on market.
