Buying NYC Apartments With In-Unit or Building Laundry

Laundry access is one of the most practical quality-of-life factors I discuss with every buyer. In-unit laundry in NYC apartments is a genuine premium feature, particularly in pre-war co-ops where building plumbing may not support individual unit hookups. Post-war condos and newer Long Island City and Williamsburg developments more frequently include washer/dryer hookups or stacked units as standard. After 25+ years in this market, I've seen buyers overlook laundry as a negotiating point, only to realize post-closing that the building's coin-operated room is two floors down and perpetually busy.

FAQ: Can I install a washer/dryer in my NYC co-op or condo?

It depends on the building's house rules and existing plumbing. Many older co-op buildings prohibit in-unit washer/dryers due to water damage risk and strain on shared drain lines. Some allow ventless or condenser units. Before purchasing, request written confirmation from the managing agent that installation is permitted.

FAQ: Do NYC apartments with in-unit laundry command a price premium?

Yes. In Manhattan, in-unit laundry typically adds $20,000 to $75,000 to the asking price depending on building tier. In Brooklyn and Queens condos, the premium is often baked in as a standard feature. Browse current listings on our NYC apartment search.

FAQ: What should I look for when evaluating a building's shared laundry room?

Check the number of machines relative to unit count, equipment age, and whether it's managed by a third-party vendor or the building directly. Also note operating hours, as some buildings restrict laundry room access after 10pm. Read more in our NYC co-op buying guide.

Buying Tip from Milton Coste

During your building walkthrough, visit the laundry room at a time when it would normally be busy, such as a Saturday morning. Count the machines, check whether any are out of service, and look at how many units share the floor. I've had clients discover a 200-unit building with 6 machines, which completely changed how they valued the apartment.
