Achieving the Dream: SONYMA's primary program for buyers with incomes up to $128,259 (2026, NYC metro). Down payment assistance of up to $15,000 available as a separate loan at 0% interest.
Low Interest Rate: SONYMA rates are typically 0.25-0.5% below conventional rates. On a $500,000 mortgage, that can save $15,000-$30,000 over the life of the loan.
Grad to Homeowner: If you graduated from a New York State college within the past 10 years, this program adds an additional interest rate reduction.
3. NACA (Neighborhood Assistance Corporation of America)
NACA is one of the most powerful programs available, offering mortgages with no down payment, no closing costs, and no PMI. The trade-off is a rigorous, months-long qualification process that includes financial counseling, budget restructuring, and a review of your complete financial picture.

4. FHA Loans (Federal Housing Administration)
While not a down payment assistance program per se, FHA loans are the most commonly used financing tool for NYC first-time buyers. The key numbers for 2026:
