24-hour staffed lobby, package acceptance, guest registration, taxi coordination, dry-cleaning valet, and move-in scheduling. High-end buildings may add restaurant reservations, housekeeping referrals, and resident portals for maintenance requests.

How do concierge building costs compare?

In Manhattan, full-service co-op maintenance fees run 15 to 30 percent higher than comparable non-doorman buildings, primarily because 24-hour staffing is the single largest budget line item. Request the most recent annual operating statement before offering.

Are there concierge co-ops as well as condos?
