Buying a $3M+ apartment in NYC means a mansion tax of at least 1.50% of the full price, paid by the buyer at closing: $45,000 on a $3,000,000 contract, rising to 2.25% at $5,000,000, 3.25% at $10,000,000 and 3.90% at $25,000,000 and above. The rate applies to the whole price, so it is a cash cost on top of the down payment that a mortgage will not cover.
At this level the choice between a co-op and a condo shapes the whole purchase. A co-op purchase is a transfer of shares, and the board reviews the buyer's full financial package before approving it; a condo is deeded real property and generally needs no board approval. The mansion tax applies to both, since there is no co-op exemption.
Brooklyn's luxury market ($3M+) includes full-service condos, pre-war co-ops in prime locations, penthouses, and townhouses. At this price point, buyers expect private viewings, early word on Coming Soon listings, and discretion throughout the transaction.
