A co-op purchase goes through a board that reviews your finances, can cap how much you finance, and sets the sublet policy, and a flip tax of roughly 1% to 3% is set by the building. It is 1% from $1,000,000 to $1,999,999 and 1.25% from $2,000,000 to $2,999,999, so a contract written at $2,000,000 owes $25,000 while one at $1,999,999 owes $20,000. One dollar of price costs the buyer $5,000, which is a real negotiating line on any listing sitting just above a bracket. The buyer pays it in cash at closing and it cannot be financed. Before you go to contract in either product, ask for the last two years of board or condominium minutes, the reserve fund balance, and any pending assessment. Facade, elevator, and roof work on an older building arrives as an assessment rather than a surprise, and those documents are where it shows up first.
